Q1What is the Barrett Income Fund?
Barrett Capital Group is the Manager. It originates, underwrites, and oversees servicing of the loans. Barrett Income Fund is the investment vehicle that provides the capital. The Fund operates as a SubREIT. It is a private mortgage fund offered under Regulation D Rule 506(c).
Q2Who can invest?
Verified accredited investors only. We verify accreditation under Rule 506(c). We do not advertise IRA or qualified-plan eligibility.
Q3What is the minimum?
$1,000,000. Manager may accept a lesser amount at its discretion.
Q4What is the preferred return?
Non-cumulative, annualized 8%, accrued and paid monthly. Payable only to the extent cash is available and only after Fund expenses and fees. Shortfalls do not accumulate or compound into a following period. Not guaranteed.
Q5What is the target return?
The Fund targets 10–12% annually. That figure is a target, not expected, projected, or assured performance.
Q6How often are distributions paid?
Monthly, to the extent cash is available, after expenses and the Manager fee. Not guaranteed.
Q7How is the waterfall split?
Each month, Fund revenue first covers operating expenses, debt service, administrative, legal, and accounting costs, and any allocation to the valuation allowance. The Manager's asset management fee is paid next. The 8% non-cumulative annualized preferred return is then distributed to members. Any remaining Excess Distributable Cash is split 60% to members, pro rata, and 40% to the Manager. Distributions are made only to the extent cash is available and are not guaranteed. Q8What is the lockup?
18-month lockup from the date of purchase, after which withdrawal requests may be submitted subject to the terms of the PPM. Full terms are in the PPM.
Q9What leverage does the book run at?
Weighted average LTV 52.44%. Average LTV 50.53%. Maximum LTV by program 65% to 70%. As of July 20, 2026.
Q10What returns has the Fund distributed?
Positive distributions every month since inception, ranging from 0.71% to 1.37%. Trailing twelve-month return 11.76%. Calendar year 2025 13.43%. Through July 31, 2026. Past performance does not guarantee future results.
Q11Who are the partners?

Q12Is there a QBI deduction?
Distributions attributable to qualified REIT dividends may be eligible for a deduction of up to 20% under IRC Section 199A. Consult your tax advisor.

Our management team is invested in the Fund alongside our investors.
